Terms of Service

These Terms of Service (“Terms”) govern your use of the website and services of Luxora Living (Bei Hu Properties LLC) (“Luxora Living,” “we,” “us”). By creating an account, applying for housing, or otherwise using the service, you agree to these Terms.
1. Accounts & Eligibility
You must provide accurate information and keep your account credentials secure. You are responsible for activity under your account. You must be legally able to enter into a lease in the applicable jurisdiction.
2. Applications & Fees
Housing applications may require a non-refundable application fee, shown to you before payment and processed by our payment provider. Where Luxora Living issues an official fee-waiver code, it may be used once to waive that fee. Submitting an application does not guarantee approval.
3. Leases & Payments
Approved residents receive a lease prepared by Luxora Living. Once you sign your lease and set up payment, you authorize recurring monthly rent charges (billed on the 1st of each month) to your payment method on file until the lease ends or is cancelled in accordance with its terms. Late or failed payments may incur fees as described in your lease.
4. Acceptable Use
You agree not to misuse the service, attempt to gain unauthorized access, interfere with its security, or use it for any unlawful purpose. We may suspend access for conduct that violates these Terms or threatens the platform.
5. Privacy & Data
Your information is handled as described in our Privacy Policy. In short: customer data is stored for as long as needed, used for staff and system purposes only, protected with safeguards such as database Row Level Security and Cloudflare anti-cyberattack features, and never shared with anyone outside official Luxora Living staff.
6. Service Changes & Availability
We may update, suspend, or discontinue parts of the service, and we may revise these Terms from time to time. Material changes will be reflected by the “Last updated” date above; continued use after a change means you accept the updated Terms.
7. Disclaimers & Limitation of Liability
The service is provided “as is” without warranties of any kind. To the maximum extent permitted by law, Luxora Living is not liable for indirect, incidental, or consequential damages arising from your use of the service. Nothing here limits rights that cannot be limited under applicable law, including your rights under your signed lease.
